Tariff & Reservations Accommodation Terms and Conditions


Provisional reservations:  You can make a provisional reservation by telephone, email, or by using the Enquiry Form.

When we receive your deposit  we will confirm your reservation. You can secure your reservation easily and instantly - just pay your deposit by using Internet Banking. You can pay the balance as soon as you wish, or in cash on arrival.

Payment. You can pay by cash, cheque or postal order; or by Internet  Banking direct to our bank, or by PayPal.  Internet Banking is best because it is free of charge and almost instant, thereby securing your reservation immediately. (Please ask for details).

Cancellation by the Customer.

If you are unable to take up your confirmed reservation, you should cancel as soon as possible to allow us sufficient time to re-let the accommodation.

If you cancel before 4 weeks of your intended arrival, and you have paid the balance, we will refund the balance (not the deposit) to you.

Deposits are normally non-refundable; however, we will refund both your balance and the deposit if we are able to re-let, regardless of  when you made the payment.

Central Heating and Hot Water  is completely free of charge.

Central heating and hot water is pre-programmed to a sensible setting and adjusted to suit the week’s weather. The operating system will be explained to you on arrival and you can manually over-ride it if you wish.

Damage and breakages. Guests are responsible for damage and breakages. On arrival, you should take a good look around and report any damage or breakages otherwise you may be charged for them.

Security Deposit. We do not require a security deposit and trust our guests to please look after the property as if it were their own.

Cleanliness. Please keep the house clean during your stay with us; in particular, outdoor footwear should always be left outside, or on the rack just inside. Bring your slippers - and relax! Guests should please leave the house clean and tidy on departure.

Complaints. We welcome feedback. Should you have reason for complaint, please do so immediately so that the matter can be attended to on the spot.

Smoking. It is a condition of this letting contract that smoking is completely prohibited in the house. We are sorry but, it is for the welfare and comfort of the majority of our guests. Guests infringing this rule will be asked to leave immediately.

Animals. We do not accept animals. Guests arriving with an animal will have to take it to boarding kennels. We do, however, love animals, and we have two nice cats - they are not allowed in the  Garden House.


The Garden House will usually be ready for your occupation by 2pm on the day of arrival and you may be able take possession earlier by arrangement.

Guests should vacate by 10pm on the day of departure, unless otherwise agreed.
